Why students choose Vancouver

Metro Vancouver has the largest concentration of colleges and universities in BC — including UBC, SFU, BCIT, Langara, Douglas, Capilano, Kwantlen, Emily Carr and Vancouver Community College — plus the province’s biggest job market for part-time work. Winters are mild and wet rather than snowy.

The trade-off is cost: Vancouver is Canada’s most expensive rental market.

Rent

Median asking rents in Vancouver in September 2026 were about:

Most students don’t rent a whole apartment. Common, cheaper options:

  • Shared room or apartment: roughly $1,000–$1,400 a month, depending on area
  • Homestay (room plus most meals): roughly $1,200–$1,500 a month
  • Campus residence: varies by school; apply early, as spaces fill fast

Rents are usually lower in Burnaby, New Westminster, Surrey and Coquitlam than in central Vancouver, and SkyTrain connects them.

Never send a deposit for a place you haven’t seen or verified. Rental scams targeting newcomers are common — view the home (in person or by live video with someone you trust) first.

Transit

If you attend one of the ten public schools in the U-Pass program (including UBC, SFU, BCIT, Langara, Douglas, Capilano and KPU), you pay for U-Pass BC — $47.85 a month from September 2026 — as part of your fees. It covers buses, SkyTrain and SeaBus across all zones.

Without a U-Pass, an adult one-zone monthly pass costs $117.20 (from July 1, 2026). Trips from YVR airport add a $6.50 AddFare.
